Florida State Names New Marketing School 06/27/2022
TALLAHASSEE - Proving that persistence and passion pay off, the late Dr. Persis Rockwood created a career of trailblazing firsts – the first woman to earn a Ph.D. in marketing at her prestigious alma mater, the first woman to attain the status of full professor of marketing at Florida State University and the first woman to lead the Southern Marketing Association. MarketNsight Announces Housing Boom is Not Over 06/15/2022
ATLANTA - MarketNsight released May numbers for Atlanta and the Southeast at MarketWatch Atlanta. Total pending sales went negative year over year in April but improved in May, and Atlanta was only down 2%. Most shockingly, home closings at $300,000 and above are up 25% in May year over year.

There is currently 0.6 months of supply at $300,000 and below in metro Atlanta. This is not a new trend, there was very little supply in 2021 at this price point as well. High-end homes took a massive hit when the COVID-19 (coronavirus) pandemic started, but price points above $300,000 have more than recovered. Home sales have not been deterred by the stock market or rising interest rates. “If we had inventory available under $300,000, we would be up huge,” Hunt said.

MarketNsight data shows that the war on homes at $300,000 and below is not unique to Atlanta. There are massive shortages at this price point in Augusta, Georgia; Dallas, Texas; Nashville, Tennessee; Raleigh, North Carolina and Jacksonville, Florida as well. “This is going on everywhere,” Hunt said. “It is effectively the extinction of the entry-level home.”

Hunt’s forecast for the rest of 2022: “Zero inventory is a game-changer. Even if rates continue to rise, there is not enough inventory to cause a crash. “Millennials are a huge demographic group. This demand pressure is not going away. Especially combined with the fact that Boomers are sitting on their homes when they should be selling to take advantage of skyrocketing prices. They don’t want to risk being homeless or trading in their 3% mortgage for one that is 5%. “We are set up for moderate sustainable growth based on job growth and household/population growth. New home construction cannot even begin to touch the 89,000-inventory deficit in Atlanta.”

ATLANTA - A notable housing trend resulting from strong home sales in 2020 and 2021, is a preference by American homebuyers for community associations, also known as condominium and homeowners associations (HOA). According to the Foundation for Community Association Research, the number of new condominium and HOAs nationwide is expected to increase by 4,500 this year, and Beacon Management Services sees this same trend in Georgia.

Community associations represent nearly 25% of U.S. housing stock serving more than 73 million Americans. They are popular housing choices for buyers seeking proximity to city centers, public transportation and schools. These planned communities often provide residents the benefit of shared amenities.

“One of the biggest reasons residents prefer homes in communities with HOAs is because they are proven to stabilize home values,” Lisa Simmons, President of Beacon Management Services, said. “Homeowners usually have to get permission to make structural changes to their property, and the HOA maintains the aesthetic consistency and appeal of the neighborhood.” Associations also typically have rules concerning landscaping, trash placement, decorations and vehicle parking. These rules have one ultimate goal — to make the community look nice and, therefore, keep property values high. Protecting property values is why HOA neighborhoods are so desirable and homes in them often sell for more than homes in non-HOA communities.

Metro Atlanta’s residential growth knows no boundaries as home builders are going further afield to find affordable land options. According to MarketNsight Founder and Principal John Hunt, historically low home inventory will take 10 years to reach normal levels as the market is short 92,000 homes on an annualized basis.

David WeeklY Homes Takes Part in Bunks Across America 06/16/2021
ATLANTA - On Saturday, June 12, at First United Methodist Church of Lawrenceville, 40 David Weekley Homes – Atlanta Division team and family members joined Gwinnett County Chapter members of Sleep in Heavenly Peace (SHP) for the nonprofit’s 3rd Annual Bunks Across America event. With 260 chapters across the U.S., Canada, and Bermuda, SHP has a mission to ensure that “No Kid Sleeps on the Floor in Our Town.”

During this year’s Bunks Across America event, David Weekley Homes’ volunteers took raw lumber and turned it into beds in an assembly line-style process. The beds built during the event were ready to go into area homes right away – giving 102 children a much-needed place to rest their heads. First Atlanta Housing Report for 2021 03/20/2021
ATLANTA - MarketNsight recently released its first housing report regarding 2021 Atlanta housing year-to-date. Data shows the roles of closings and pendings reversed with closings dropping first following by pendings, but record-breaking permits continued into January 2021 with the highest seen since January 2007, suggesting that new supply is coming.

Regarding total new home sales in 2020, closings were up 6% over the previous year, and the recent sharp increase in permits should help alleviate the supply shortage somewhat. Hunt predicts 2021 closings could be up 10% or more compared to last year. “As I have said before, I believe the acute lack of supply will be with us for a long time,” John Hunt, the President of MarketNsight, said. “We just cannot make up for it with new construction only, and we cannot force existing homeowners to list their homes, which would help on the supply side. “As the rest of the economy finally begins to see improvement, rates will continue to rise, but we think the 30-year fixed will stay at or below 4% for the next few years at least.

Interest rates will eventually rise, and homeowners will feel confident in listing their homes, which will create more competition for new home sales. Now is the time to excel in the marketing basics: price, product, place and promotion.
