Parkland Communities Having Strong Lot and Land Sales 08/08/2020
ATLANTA - Parkland Communities, a privately-owned multifaceted real estate development and investment firm in Atlanta, continues to experience strong lot and land sales in 2020, even amidst the COVID-19 (coronavirus) pandemic. Atlanta new home pending sales are up 15% year over year according to data from John Hunt at MarketNsight. In fact, July sales were stronger than June sales in metro Atlanta.

New Home Sales Surge Across Southeast 07/24/2020
ATLANTA - MarketNsight reports May and June pending new home sales were up 30% over 2019 sales and, so far, July is averaging more than 30% over last year. Even as COVID-19 (coronavirus) cases continue to rise, homebuyers are buying in unprecedented numbers.

According to MarketNsight and ViaSearch President John Hunt, Atlanta new home pending sales are up 13% over last year. MarketNsight data shows the first week of July new pending home sales are up 31% over the same period last year even with the Fourth of July holiday falling on a Saturday. Week two of July 2020 was up 37% year-to-year with a lag and will be up more than 50% year-to-year.

“At present, housing demand is increasing as coronavirus cases also increase,” Hunt said. “Not at all what anyone could have or would have predicted.”
Brock Built Hires Street Artist to Create Murals 07/23/2020
ATLANTA - Characterized by large visual illustrations in public spaces, “street art” is an incredibly popular medium for expression. In Atlanta alone, over 900 street art murals celebrate the city’s diverse population and perspectives. From prominent displays along the Belt Line, to the iconic Krog Street tunnel and building façades throughout the metro area, these bold and inventive paintings delight passerby and spark lively conversations.

In his most recent piece at Castleberry Station, he depicts a woman with striking blue eyes with a whimsical burst of flowers around her. Nine says this depicts human imagination and thoughts that transcend superficial differences. “If we can all align our thoughts and get on the same page, the faces can be interchanged,” explains Nine. “We are all the same. What matters the most is what’s in your head – your thoughts and feelings about each other.” The mural series has been a huge hit with the residents, who love the unique character the famed street artist brings to the community.

ATLANTA - With mortgage interest rates at an all-time low – hovering around 2-3% for qualified homebuyers – and property values steadily increasing, now is the perfect time to buy a house in the metro-Atlanta area. Interested homebuyers are scouring daily listings and moving quickly – and they’re paying over the asking price for the homes of their dreams. Property values are holding, but the inventory of homes for sale is down from 3.3 months last year to 2.5 months this year, resulting in fewer homes to choose from. If you have your eye on a house in the Atlanta market, it’s not going to be available for long with the average Days on the Market being 18 days and increasing prices.

Mortgage Rates Near Historic Lows 06/01/2020
WASHINGTON - According to the latest data released by Freddie Mac, the 30-year fixed-rate average crept up to 3.28 percent with an average 0.7 point. (Points are fees paid to a lender equal to 1 percent of the loan amount and are in addition to the interest rate.) It was 3.26 percent a week ago and 4.07 percent a year ago.

Freddie Mac, the federally chartered mortgage investor, aggregates rates from 125 lenders across the country to come up with national average mortgage rates. It uses rates for borrowers with flawless credit scores. These rates are not available to every borrower.

The 15-year fixed-rate average slipped to 2.72 percent with an average 0.7 point. It was 2.73 percent a week ago and 3.53 percent a year ago. The five-year adjustable rate average ticked up to 3.18 percent with an average 0.3 point. It was 3.17 percent a week ago and 3.66 percent a year ago.

Some lenders are already offering sub-3 percent rates. HousingWire reported earlier this week that United Wholesale Mortgage, the nation’s largest wholesale lender, is offering rates as low as 2.5 percent. UWM doesn’t lend directly to borrowers but works with mortgage brokers who pass along the rate to their customers.

“Some people said we’d never see interest rates drop below 3 [percent] on a 30-year mortgage, but it’s now available when borrowers work with an independent mortgage broker,” UWM president and CEO Mat Ishbia told HousingWire.

MarketNsight Reveals New Pending Sales Up 18% Over Last Year 05/22/2020
ATLANTA - MarketNsight is cautiously releasing data showing that new pending sales in the first half of May 2020 are up 18% over the same period the year before.

“We are all learning through this,” MarketNsight Principal John Hunt said. “Perhaps the biggest lesson is that you can actually sell new homes in the middle of a pandemic.” “We reported last week that after a data lag was accounted for, the first week of May 2020 would be up 10% over the same period in 2019. It was actually up 17%. Our forecast for the second week of May 2020, accounting for the lag, is 19% over the same week in 2019."

New Pending Sales January through Second Week of May 2019 versus 2020 MarketNsight reports that even with a lag, new pendings in the first two weeks of May 2020 are up 9% over the same period the year before. With the lag accounted for, the first two weeks of May 2020 will be up 18% over the same period last year.

ATLANTA - Empire Communities plans to launch new home sales in four intown Atlanta neighborhoods starting in early June. MarketNsight Compares Sales April 2019 to 2020: 05/12/2020
ATLANTA - MarketNsight recently announced a state of the Atlanta new home market at April’s month-end. Compared to the same four months of data in 2019, the final results of January through April 2020 are almost a wash. “Sales from January 2020 through the first week of March 2020 were so exceptional that it has compensated for the negative effects of COVID-19 (coronavirus) that we have experienced from the second week of March on,” MarketNsight Principal John Hunt said.

MarketNsight data shows that even with a lag in the fourth week of April 2020, new pending sales in Atlanta totaled 4,306 from January to April 2020. That compares to a total of 4,342 new pending sales in 2019 from January to April. “That means new pending sales in Atlanta for January through April 2020 are only down 1% from last year,” Hunt said. “When the lag is accounted for, we will essentially be on par with 2019.”

MarketNsight has graphed weekly coronavirus cases and the year-to-year percent change for new pending sales through the fourth week of April. “The numbers show we appear to have found a bottom in the first week of April,” Hunt said. “With a lag, the last week of April was 24% below the same week last year. “Accounting for the lag, the last week of April looks to be down only 9% from the same period last year. With the lag accounted for, the entire month of April in 2020 will be down 20% over April last year.”

“Also bear in mind that housing and the economy were in an exceptional place when this crisis started,” Hunt said. “Unlike the 2008 recession where every player was over-leveraged, overpriced and had far too many lots and spec homes, the fundamentals today are sound.” Through February 2020, the Atlanta market experienced record job growth, population growth, household formation, in-migration, extremely low lot and home inventories and moderate price inflation, according to Hunt.

Atlanta Builder/Architect Creates Earth Friendly Homs 04/20/2020
ATLANTA - As we prepare to celebrate the 50th Anniversary of Earth Day (April 22, 2020) while sheltering in place from COVID-19 (coronavirus), Jones Pierce Studios Project Delivery Director Frank Wickstead has designed and is in the process of building a sustainable home for his family, believing every day should be Earth Day.

McKinley Homes Donates 11K Medical Masks to Hospitals 03/31/2020
ATLANTA - McKinley Homes, the developer of Seven88 West Midtown and multiple residential communities throughout metro Atlanta, is donating 10,000 surgical face masks and 500 N95 face masks to hospitals in need. Northside Hospital Gwinnett will receive 5,000 surgical masks and Emory University Hospital will receive 5,000 surgical and 500 N95 masks to assist their battles against the spread of COVID-19 (coronavirus).
