SMYRNA - Many homebuyers have been sitting on the fence to see where mortgage rates would go and if they would drop way down. You can get off the fence because mortgage rates are now in the 4's with today's rate being between 3.5% for a 15-year fixed loan and at 4.00% for a 30-year fixed loan according to BankRate.com .

The demand for purchase mortgage applications grew higher as interest rates remain flat, Freddie Mac revealed in its latest Primary Mortgage Market Survey. The survey showed that the 30-year fixed-rate mortgage averaged 4.08% last week, up from 4.06% the week before. However, it is much lower compared to 2018’s rate of 4.4%. Purchase mortgage applications demand rose to their second highest weekly increase over the past year due to an upsurge in refinance activity, according to Freddie Mac Chief Economist, Sam Khater. Overall, mortgage demand climbed to the highest level since the third quarter of 2016.

Why Was Quarter 4 Less-Than-Stellar? 03/13/2019
ATLANTA - Housing research and feasibility company MarketNsight recently announced pending sales in Atlanta for both new and existing homes fell 4th quarter 2018 over 4th quarter 2017. Pending sales are the leading indicator for housing demand, and this was the first year-to-year decline since 2014. Pending sales were down 6 percent for the quarter, with November being the worst month down 10 percent year-to-year. The decline was broad and occurred in both the North side and South side of Atlanta.

As predicted, the continuing lack of available inventory in lower price points is beginning to be a drag on both new and existing sales. The lack of inventory, anticipation of the December Federal Reserve rate hike and the Government shut down combined to put a damper on 4th quarter activity.

One positive note is that pending sales rebounded for the month of January, up 6 percent versus January 2018. MarketNsight expects its long-term forecast to hold, predicting moderate growth only limited by lack of available inventory in the right price points.

"While metros across the country weaken in the wake of a market slowdown, the city of Atlanta is thriving, according to new data from Redfin. According to Redfins analysis, not only is price growth in Atlanta stronger than the U.S. overall, homes in the city are selling faster.

Atlanta area home prices were up 4.8% annually to a median of $229,900 in January, marking nearly seven years of growing prices, Redfin writes. While notoriously hot West Coast markets are coolingprices in San Francisco fell 5 % and price growth in Seattle slowed to 0.6% year over year last monthsome signs indicate that Atlanta is bucking the trend. Redfin attributes this to the surge in homebuyers looking to move inland.

Now is a Great Time to Buy a Home 02/27/2019
ATLANTA - A new survey by Fannie Mae reports that the share of Americans who say it is a good time to buy a home increased 4 percentage points to 15 percent in January compared with December. The share is still down sizably from the start of 2018, when housing demand was soaring and home prices were rising at a much faster clip.

Home price gains have been shrinking since last summer and are now rising at the slowest pace in more than six years, according to CoreLogic. Consequently, the share of Americans who say home prices will go up fell 1 percentage point to 30 percent. That share has been declining for four straight months and is down a whopping 22 percentage points from a year ago, according to Fannie Mae.

Attitudes toward homebuying are improving this year because it appears that mortgage rates will not be increasing as much as previously expected. The share of those who expect rates to go up over the next year fell 3 percentage points to 53 percent in the Fannie Mae survey. The Federal Reserve has signaled it may not be as aggressive in hiking interest rates as previously forecast.

Cooler home prices and lower interest rates certainly increase affordability and help consumers feel better about buying, but the biggest change influencing that sentiment is consumers perception of their own wealth. The share of those who say their household income is significantly higher than it was a year ago increased 8 percentage points to 27 percent. That is 11 percentage points higher from the same time last year.
